1 Times Square is an empty building paid for by advertising

I remember when there used to be a Warner Bros. store in 1 Times Square. I can’t really recall what took over that spot afterwards, but according to this video, the entire building is empty and able to stay that way because of the big advertising dollars that it generates through its exterior LED billboards. From the looks of it, the bottom portion of the building is still prime retail and food space. Maybe it’s just the top floors that remain empty. I mean, what company wants to move into a building with windows blocked by big billboards anyway, right?
